Definitions:
- Workmen: Any individual hired by a tenant to perform work within the property, including contractors, repair persons, cleaners, etc.
- Prior Approval: Written permission obtained from Ura Baker before the commencement of any work.
- Common Areas: Lobbies, hallways, stairwells, elevators, laundry rooms, and other shared spaces.
General Requirements:
- Prior Approval: All work requiring the presence of workmen shall have prior written approval from Ura Baker. This allows for the assessment of potential disruptions, safety hazards, etc.
- Work Hours: Workmen are permitted to be on the premises only during designated work hours, typically Monday-Friday, 8:00 AM to 5:00 PM. Exceptions may be granted upon written request and approval.
- Work Area: Work shall be confined to the tenant's premises unless otherwise authorised. Common areas shall be kept clear and accessible at all times.
- Noise and Disruption: Workmen shall minimise noise and disruption to other tenants. Loud activities are prohibited during quiet hours (typically 10:00 PM to 8:00 AM).
- Safety and Security: Workmen shall comply with all safety regulations and wear appropriate protective gear. They shall also be aware of and follow building security procedures.
- Cleanliness: Work areas shall be kept clean and free of debris. Workmen are responsible for removing all waste materials upon completion of the job.
- Liability: Tenants are held liable for any damage to the property or injuries caused by their hired workmen. They shall ensure workmen have adequate liability insurance coverage.
Policies for the Use of Workmen:
- Authorization: Workmen, including maintenance and service personnel, shall receive explicit authorization before entering any property.
- Identification: All authorised workmen shall wear visible identification badges. This is to ensure easy identification by tenants and enhance security within the premises.
- Supervision: A responsible party, either a resident or an assigned company representative, shall supervise workmen to ensure the safety of both residents and property.
- Working Hours: Workmen are permitted to carry out their duties during specified working hours to minimise disruption to residents. Any exceptions to this rule require prior approval.
- Safety Protocols: Workmen shall adhere to established safety protocols and procedures while performing their duties. This includes the use of personal protective equipment and compliance with relevant occupational health and safety guidelines.
- Cleanliness: Workmen are responsible for maintaining cleanliness during and after their work. They shall properly dispose of any waste generated during their activities.
